ESTANCIA RANCH

Location:
The Estancia Ranch is located southwest of Estancia in Torrance County.

Size:
2400 +/- deeded contiguous acres.

Access:
Go east on the I-40 through Albuquerque to the Tijeras Exit (Hwy 337). South on Hwy 337 until it dead ends into Hwy 55. Go east on Hwy 55 for 2 miles to County Road A027.

A027 is located at Mile Marker 89 on Hwy 55. One mile south on Cty Rd A027 and watch for the white pipe gate on the left (east side of road). Drive way is about ½ mile after entering the gate. Call Listing Agent before showing. Cattle on property. Keep gate closed.

Alternate directions:
To east on I-40 from Albuquerque to Hwy 41 in Moriarty. South to Estancia to Hwy 55, turn west 7.5 miles to Mile Marker 89, just past mile market is AO27. Save drive through the canyon.

Best Use:
This Ranch has the potential of being a renewable energy farm such as Wind Farm or Solar Farm. Lessee (wind company) and Lessor were unable to come to agreement on a contract, but an offer to lease was made after wind testing was done.

Livestock:
The ranch has a year round carrying capacity of approx. 100 momma cows and their calves.

Watering:
There are three wells and piping system to seven stock tanks.

Precipitation:
The Estancia Valley has a goodly amount of snow in the winter months. Elevation is about 6500 Feet, and precipitation is normal for this elevation.

Topography:
The ranch is in the majority slightly rolling grass lands for grazing. The wind velocity makes this location viable for wind farming, or other renewable energy source endeavors.

Vegetation, Trees, Grasses, etc.:
Some fruit trees have been planted and as of Aug 17, 2007 there are fruit on these trees. There are some trees around the Casita. Blue gramma and other native grasses for livestock are present.

Improvements:
The ranch has a Casita and three other outbuildings. The Casita is approx 800SF, very well cared for, one bedroom, Great Room, Galley Kitchen, ¾ bath, and a closed in Sun Porch. Laminated hardwood floors in the home and brick in the sun porch. Beamed cathedral ceiling in the Great Room. Electric heat and a kiva brick fireplace.

There are three wells and stock tanks and a pipe system. There are miles of fences. Owner receives several channels TV with rabbit ears.

Home sites:
There are many wonderful home sites on the ranch.

Annual Grazing Fees:
None. The acreage is privately leased to a neighboring cattle rancher for $6000 a year. Lease can be terminated or continued.

Annual Real Estate Property Taxes:
$ 700.41

Minerals:
Sellers own all mineral rights according to Deeds, and will retain a portion of the mineral and energy rights. CO2 pipe is not far.

Wildlife:
There are antelope, rabbits, and other wildlife found typically on a prairie ranch.

History:
Sellers’ family has owned part of the property since 1964, purchasing the remaining pieces through 1980.

School bussing and mail:
Highway 55 to Estancia. For mail, check with the Estancia Post Office.

$5,000,000

Terms:
Sellers prefer cash but would entertain carrying the balance with a sizeable down payment and amiable interest rate on the balance for not more than 15 years.
