LOCATION and GENERAL DESCRIPTION:
The beautiful Santa Terecita Ranch is located off of State Highway 60 at the end of Catron/Socorro County Line Road, 9 miles east of Datil and 26 miles west of Magdalena on the Saint Augustine Plains in southwestern New Mexico. This location is about two hours southwest from Albuquerque and 45 minutes west from Socorro.

The ranch is bordered on the north side by State Land. Double H & Rocky Mountain Elk Foundation border the eastern side. Other private land to the south and west. Trail riding is extensive to the north across the state land and into the mountains.

There are beautiful views of the surrounding mountains at the top of the Rockies. Peace and tranquility in the environment are much valued qualities, but the ranch can also provide rodeo’s, horse shows, cattle shows, BBQs, dancing and other social events for hundreds of guests.

Santa Terecita is home to 40 exquisite Long Horn Show Cattle, and best use is for specialty bred cattle such as Long Horn, or Bucking Bulls; horse breeding and training; rodeo training; guest ranch, and/or alfalfa farm.

SIZE:
The property is 460 +/- acres fully fenced and cross fenced in irrigated permanent pasture. The Santa Terecita is known in two parts by its owners as The Ranch (310 acres) and The Farm (150 acres). These two pieces are contiguous. There are 6 pastures with 110 acres, 40 acres and four pastures cross fenced across the remaining 300 acres. These pastures are planted in permanent pasture, with 10+/- acres for the headquarters, equipment barn, eight stall horse barn, rodeo arena and other improvements.

IMPROVEMENTS:
Irrigation and Cultivation-
Verification should be made with the State Engineer regarding all data herein on water rights. Seller is in progress on verification of this information. 95 Acre Feet of Water Rights pre 1963 from the Middle Rio Grande Basin. Well is 383’ depth 1400 GPM; 14 bowl Gould Pump; Cummins engine with DeRan Gearhead. 990’ long pivot with approx 400 nozzles.

Ranch Irrigation well 385’ depth 400 GPM typically w/ 9 bowl Gould Pump; 6420 Deisel Engine; DeRan gearhead. 125 acre feet of permitted water rights (X3 for irrigation purposes). Approx. 400 Nozzles on the 1100’ long pivot.

Permanent pasture under cultivation includes fescu, gramma, orchard grass and other native grasses.

Carrying capacity-
95 head with light supplemental winter feeding.

The Farm has a 40’ X 80’ building with three enclosed sides for storage of hay, feed and equipment (tractors are stored in the car port like structure).

Twelve new three sided shelters are scheduled to be installed in the pastures in November ’07.

Dirt Air Strip-
The Ranch has an unused dirt air strip that can be graded and impacted for use if desired. There is a small airport in Magdalena.

The domestic well equipped is with an electric submersible pump. Electricity, telephone, and propane are part of the infrastructure. Four propane tanks. Eight frost proof water hydrants.

PROPERTY TAXES:
Owner pays approximately $700 per year.

ELEVATION:
The property is approximately 7,000’ elevation and weather similar to Datil and Magdalena, NM.

PRECIPITATION:
Annual rainfall is approximately 14 to 16 inches per year with the rainy season being July, August and September. Total accumulated snowfall is 14 to 20 inches per year normally. The daytime winter temperatures are very comfortable usually between 40 to 60 degrees. Snow does not stay around for long. The summer time averages are 70 to 90 degrees with a daily variance of 30 to 40 degrees and very low humidity.

AREA ATTRACTIONS:
Nearby Datil has a small trading post with gas station, restaurant and post office.

The area is known for lots of wildlife and the nearby Very Large Array, a radio telescope featured in many movies.

Historically the town of Magdalena was a vast trail for transporting livestock. However, recently the focus has been on recreation and tourism. The town of Magdalena is the closest shopping area with restaurants, motels, a grocery store, service stations, bank, post office, US Forest Service office and an excellent modern school system, and a medical clinic as well. Socorro is a community with a hospital, many retail outlets such as Wal Mart for all kinds of services and products, restaurants, gas stations and other such as one would find in a good sized town.
