Location:
The Silva Ranch is located 5 miles west of Capitan, New Mexico on US 380. The headquarters is not for sale.

Directions:
For viewing of this property please call Russell Burris. The Silva Family discourages prospective buyers from driving around on the ranch.

Grazing:
The ranch has good grass cover and browse for livestock and wild game

Tree cover:
There is an abundance of Pinion, cedar and Juniper mixed with some Ponderosa Pine. Other varieties of shrubs and brush are plentiful; native to the area.

Soil Type:
The soil is a rich mixture of clays, silt and sand with a tendency toward clay. The topsoil is deep in most cases with some rocky veins close to the surface on some ridge tops. The soil type is very appealing to the nature of the area.

Annual Rainfall/Precipitation:
Historically the rainfall and snowfall has been recorded at 14 to 16 inches. For the past four years rainfall was less but throughout 2005, to date, the moisture levels are returning to normal. The grass cover, wildflowers and new growth on the pinions indicate the healthiness of the environment.

Note: The ranch has been cared for and caution against overgrazing has been taken so as to "give the ranch a rest" during the past few years.

Roads/Access:
A county maintained road provides access to the ranch. Currently, the owner is relocationg a private road on the property so as to give access to new home sites and make it easier to manage the ranch.

Water/Well:
Water well is located near the center of the ranch. Electricity w/submersible pump exist. Other: Dirt reservoirs provide water for livestock. In moist years a spring could be improved in the main canyon.

Utilities:
Two secondary electrical lines go through the ranch providing easy installation of transformers and drop service

Phone Service (Underground cable) has been extended to an existing home which is located near the center of the ranch (See attached map)

Water wells have been successfully drilled and improved on many parcels that surround the ranch. A local well driller has indicated that no problem exists in this area and permits for residential use can be easily obtained thru the state engineer's office.

Land Use:
The Silva family has indicated that they would be appreciative of someone willing to purchase this property and continue to use and manage it as a cow ranch but they do realize that utilization as a rural subdivision may be inevitable. They have had it surveyed recently and have had it sub-divided into four (4) sections. See attached map.

Area History:
Capitan, New Mexico was settled in the 1800's as a result of cattle ranching. The area is known throughout the world for its history as a result of being in close proximity to Lincoln, New Mexico, home of Billy the Kid. "The Kid" was jailed in Lincoln escaped and killed by Pat Garrett in Ft. Sumner. Tourists visit the area and many relive those days by attending pageants and reenactments performed every summer by local actors and actresses.

Many famous people have quietly "slipped" into the surrounding area and have bought properties, built high-end homes and enjoy their privacy and seclusion escaping from the fast paced life they normally put up with.

The area also hosts the richest quarter horse races in the world.

Property values are going up at the record pace. Some of the most beautiful, well constructed and well designed subdivisions imaginable are popping up in the heavily tree covered hills of Lincoln County.

Presently, a famous country music star has purchased hundreds of acres in the area and is developing 5 to 40 acre home sites. The beautiful rock and landscaped entries to his subdivisions and the wide paved roads indicate the wealth that is attracted to this area. The scale of the homes and the quality of construction also indicate the aggressive nature of the growth of Lincoln County.
