Cottonwood Spring Ranch
Magdalena, New Mexico
LOCATION: Cottonwood Spring Ranch is 160 acres of land located about 20 miles north west of Magdalena, NM with Forest Service Road 123 on the lower leg of the property (see Section Map). The drive east to Socorro is about an hour and about two hours to Albuquerque, NM.
PROPERTY DESCRIPTION: The property consists of rolling hills with pinion and juniper and is covered with hardy grama grass. The elevation ranges from 6200 to 7300 feet and provides expansive views that are breathtaking.
The property is bordered north and east by the Cibola National Forest. A year round natural spring, surrounded by a grove of cedars, is found on the property, which provides water to the tanks for wildlife. It has been piped and runs into two drinkers. There are many other springs found in the area indicating the availability of water.
IMPROVEMENTS: The spring has been dredged and repaired. A road has been built up the hill from the entrance gate at the Forest Service Road to the spring. There is a building site cleared near the spring. Electricity and telephone lines run along the Forest Road.
WILDLIFE: Abounds in the area. The owner has not applied for elk permits, but these are available from NM Game and Fish. This area is one of the best in the country for trophy elk.
AREA: Magdalena is a historic mining and cattle town of yesteryear, once providing the railhead for shipping cattle and sheep eastward.
PURCHASE PRICE: $200,000 for the 160 acres parcel. Cash or terms acceptable to the owner.
